The lower end mini goes for £329 in the refurb store, and although there is no superdrive, it is core 2 duo, + 1 year of applecare. Moreover, it sounds like you are not offering the Leopard disks, so that's +£85.
Most people who would want iLife and iWork would already have them, plus you don't make it clear if you are offering the disks. You cannot sell software without the disks (this goes for Leopard too).
If you're not willing to take a lower offer, this won't sell.
I'd price it at £230-£250.
£200 if you take out the keyboard and mouse.

To be fair to the seller, the asking prices are typical of what you can expect to get for that model on eBay at the moment.
