Well, my wife and I finally did it. We bought out first house. It is 2,700 square feet. 4 bedrooms, 3 baths. Has a home theatre room. Has a 20 acre private lake, and a boat launch on the river.
We are supposed to move in on Saturday, but the family that is in the house isn't out yet, and they still have not found a place to move to. So, I am very stressed.
The house is 6 months old. The people in it were renting, and we bought it. So, they better pack their **** :)

Congratulations!
Would love to see pics of your Home theatre and what bits of kit you have - I'm renovationg my loft at the moment, It's a Grade 2 listed buildng from the 1800's sometime so it's got some great wood features/brick and the like and it's got about a 15ft height and is about 30ft x 30ft = Home theatre area plus a pool table/Guiness Keg area (why waste space on a bar when you can drink from the source ;) )
Good luck with the moving and may it be a place that you will forever call home.

LOL! That is funny. The lake has never had a gas motor in it. Everything is electric. The river, well, that is another story. It is a wonderful subdivision. Our lot is almost an acre. It is about 40 yards to the lake, and 30 yards to the river. I am so excited about it. Ever come through Alabama, you have a place to stay.
Eye, you really need to make a trip up now!

Congrats man! Buying a house is a big commitment but it sounds like you made a good choice in selecting the right place to buy. I just hope you like mosquitoes, because you'll be having plenty with that lake right next to your house. :eek:

6 months old huh? Guess that's too new to need a renovation done on it. ;) And it soulds like it's plenty big too, so no additions needed either... sigh. How about a nice workshop addition? Everyone needs a place to put their tools! :D

Well the home theater room is going to be my baby. I am adding stadium seating, an HDTV, I already have the audio system. The seats are going to be recliners, and we are putting in a drink fountain, and a real popcorn machine from a theater here in town.

I am going to paint the walls and install sound panels. I am putting the strip lights on the floor. The walls will have pictures of famous movie figures like James Dean, Mrs. Monroe, Robert Michum, John Wayne, etc. It is going to be a lot of fun. I just need the people in it out!

this is awesome B2tm... i'm really glad to hear that you guys got all your finances straightened out! Sounds pretty sweet, I can't wait to see the pictures? What are the consequences if the family does move out, do they become your tennants with a ridicously large rent?
Any plans to start your daughter on swimming lessons? (i forget how old she is) because lviign that close to water bodies water safety is so important.

my gf is interested in real estate and sells places for her parents, and is planning on going to appraisal school, so i get to hear about things like this all the time, and i must say it seems like you got yourself a sweet place there i hope you enjoy it and kick those people out! LoL

That was my first concern, but we are about 75 to 80 feet above the river on a hill overlooking the river. So, we are well out of the flood zone.

Wow! Houses in the city are expensive. I live in a house with the same amt of bed and bath rooms but no lake. :( ( Not sure about the sq ft.) And my house was apraised at about twice what you spent. :eek:

My family and I are in our third house, but I just bought land for the fourth. This will be the first one we've had built, and the last time I intend to move...ever. ;)
It took awhile to find the right land. Now I'm interviewing builders/architects. It's so much easier to buy a completed house, but this way, with luck, we'll get exactly what we want.

Uh HA. Hah hahahahahaha. No, really.... Bwahahahahahaha.... That's freakin awesome. $179K won't buy half a house here. I'm designing homes in the million dollar range that are only twice the size you've got and on 1/10th the land. And that's over in the valley, where homes go for half what they go for here. What you've got is easily worth $650K - $800K in my neighborhood.....

Wow. In my neighborhood, if that existed, that would be at least a million bucks. 2700 square foot houses on lots 1/4 of that size run 700-800.

Our home just got appraised by a real-estate guy that my dad has been working with (he is getting into the business). He said 900,000 easily. Pretty sweet. My dad wants to sell it when i move out, build a house in michigan, and buy a condo at the beach.

I hope you plan on living in it for at least ten years. Given the price of houses these days we are due for a significant market correction. Buying a house is always a great investment as long as you own it for a while. You bought a mansion on a very large piece of land. I am very envious but proud of your accomplishment. Congrats and enjoy it to the max.
My home is a whimpy 1300 sq feet, but in a year I hope to almost double its size. The tax cuts and low interest rates have finally persuaded me to take advantage of the present situation and add about 1100 sq. feet to my house. :)

Step 4. Fully Automate everything w/ x10 (and I mean EVERYTHING), now that would be a fun project.

Congratulations on your new home - it sounds fantastic. I hope your move goes well. Moving all your stuff is not a nice job, but it'll all be worth it in the end.
I moved into my first house 18 months ago. We bought it brand new and were able to watch it being built. It was fun to see it slowly take shape. Its only very small (3 small bedrooms) but we like it a lot and hope to stay here for the next 5-10 years.
I paid £130,000 and this is a reasonably cheap area by UK standards. Prices here are going crazy - it has increased to around £160,000 in just 1 1/2 years.

that's like £98.8k.... which in London would probably (and this is at a stretch) get you a (small) studio flat, or maybe if you could find one, a garage for your car in Chelsea.
£98.8k for a 4 bed house, with multiple bathrooms, next to a river, with an acre of land and a 20 acre lake. :eek:
I'm living in completely the wrong place I think. :eek:

HEHE. I would say that 60% of the yard is manageable. The back half is the hill that goes down to the river. So it is going to be tough, but we are going to build a multi-tier deck, and landscape the hell out of it. Waterfall and everything.
A six pack should cut it. You and the Mrs now officially have a place to say if you ever come down for a visit.
As for everyone else. Man I knew the cost of living in Alabama was lower than other places but damn. This house has hardwood throughout the downstairs. 22 foot ceiling in the living room. Top of the line appliances. HUGE wirlpool tub, walk in closets, recess lighting in nearly every room. Two car garage, the land, the location. My daughters room is 26x28! And had a 15 foot barn styled ceiling.
Wow, things are really cheaper down here!

Well, here is the update that we did not want to have to give you. The current person who was RENTING the house and HAS NOT paid his rent, still isn't out. And still doesn't have a place to move to. SO, the realitor has another house they are going to move us to in the meantime. Well, we have to evict him under Alabama Law.
SO, we are moving into a small 1300 square foot house until he is evicted. Nice don't you think. I would love to just beat his ass right about now.

sadly, that kind of crap happens a lot in rented houses...
if you haven't already closed on the house make sure you have some recourse against the seller in case the renter trashes the place or takes fixtures...hopefully the seller has a deposit from the renter to cover such stuff.
on the bright side, you got a great place at an excellent price so just be patient and let the legal channels work to get this freeloader out.

Comparable houses and land around here could go from being about the same price or less (my grandfather's 18 acre farm sold for $125,000 ten years ago; it's not impossible to get even more land for that amount today) in the southern end of the county to over 3 million in one of the resplendent gated communities wrapped around some overpriced country club for the idiot droves of nouveaux riches three miles outside the city.

Be patient, man. Put yourself in his shoes and try to remember that some people have fallen on hard times. No one wants to be homeless.
You'll have plenty of years to live, raise your family and grow old in your beautiful new home so I think getting bent out of shape over having to wait a few weeks is not good for you.
That sounds like a wonderful piece of property and would remind me of growing up spending time on my grandpa's farm. You will truly be living an American dream.

i assume that there's money in escrow until bttm actually takes possession. it would be an arrangement w/ the seller, not the tenant. recouping any damage money from the tenant would be the seller's job.

Well a few things. First, he is definately not on hard times. The guy make nearly twice what I make, and is really, just being an ass. He has said all month, I will be out. So, we got our landlord to let us out of our lease one month early. The tennant confirmed that he would be out, and he is not. He said he doesn't want to have to move until he has a place to move to. So he refused to move to the 1300 square foot house because he thought that was stupid, and yet, that is what he is forcing us to do. He is completely out of control. As for your quote zim, you are right. The seller is paying our moving expenses, and is paying all of the expense to have the guy evicted. So it is an minor problem, but time wise. Having to take off work again. Putting off our daughters b'day party which invites had already been sent out for. That is where the pain in the ass comes in. Plus having to move everything we have twice in one month. That sucks.
Duke, I really hope he isn't stupid enough to tear up the house.

Believe it or not B2M, I am looking at a townhome with the same asking price as what you got your place for. It is 1600+ sq feet and 1 level. $179,900.
The reason it is so "cheap" is because it is 27 miles west of Chicago. Yesterday I found a very similiar townhome for sale at the affordable price of $449,900. The only difference between this one and the 'burb one is an extra 1/2 bath and some granite.
Location means way too much for me. I would rather have 20 acres, a few lakes and a huge house in BFE than a nice place in the city. Luckily, few others think that, so my dream home will be very affordable.

Amen! Why people want to build massive homes within fifty feet of their neighbors massive home is beyond me. I'd rather be a recluse; have my massive home hidden well in the woods and not worry about urban sprawl, neighborhood cliques, or cars driving sixty miles an hour at 3am.

The irony is that more and more people think like this and are flooding the countryside with sprawl. Farmland in my county is disappearing because everyone wants a house far away from everything. Enough that there are suburban developments popping up in the middle of nowhere.

Agreed. Next to the 20 acres I just bought is a street with 23 houses on one acre lots. The street dead-ends into my land - no turn-around or cul-de-sac. I'm sure they intended to wait until my neighbor died and buy the rest, as he held around sixty acres in the area. I guess they have to wait awhile longer, now. I intend to keep some of the pastures, dig a 2-3 acre pond, and add an orchard and gardens.

No worries. Where I live in NC, the winters can be harsh (though it's 90 degrees outside today), so company cars for the corporate crowd tend to be of the 4x4 variety. I've been playing with my new gas-guzzler today:

Does your place of work sit atop a mountain with no roads leading to it and several streams to ford on the way? 'Cause I live in an area of PA that undoubtedly gets harsher winters than NC, and company cars tend to be the cheapest ones available.
Or do you live in one of those places where people can't even drive in the rain?

I'm Canadian, and no, there are very little excuses for owning an SUV the size of an Expedition or Suburban. I don't care if you have 2 kids or not. I don't care if the "winters are rough" in your area. I know rough winters, and I've never had a problem driving in a car that wasn't an SUV. A few SUV's are okay, but the Navigator, Suburban, Expedition.... selfish motives. No, I didn't even read the thread relating selfish people and SUV's mentioned above, but the Suburban is just another stereotype of Americans followed perfectly: take, use, live, eat, and drive something as big as they can, and as many as they can. Its not true of everyone, but the popularity of the super-sized SUV's in the US are a perfect example of it.

Damn it! So people are moving out of the city now? That's going to suck when I "grow up" and buy my own place. I'm a city boy, but deep down, I think I'd really like to own a decent house on a big property. :)
And someone explain this to me, because my knowledge of real estate can be described as "non-existent." ;) How do you "buy a house and a lake"? Does that mean you literally own the lake, and that anybody that swims into the lake or uses a boat in your lake is trespassing? Can someone build a house beside or near your lake and go swimming in it?

I have three kids, not two. A DVD player in the car is as necessary as a fuel gauge. A DVD player is now a necessity? Haha, hilarious! When you were growing up, did your car have a DVD player in it? How about a VCR? Betamax? No? Why not? Videos and movies in cars are a necessity for children in cars, because if you don't have one, you may actually have silence in the car between you and your family. Yikes, family can't even sit comfortably around each other in silence anymore. That's sad. Filling the void with noise so that you don't need to find something to talk. :eek:
Need the space? Buy a minivan. Some have DVD players too, and get better mileage.
And how can you be a Republican tree-hugger? :p
And to stay on topic, can someone tell me about buying lakes and ownership rights? And BTTM, please post pictures of your home and upgrades! I want to see what someone actually managed to buy with $179 000. :)

If you buy land that happens to have a lake on it then that lake belongs to you, simple as that.

Can someone build a house beside or near your lake and go swimming in it?
You own the land you buy. If you do not want people on it, you are well within your rights to have them arrested for trespassing. That includes people swimming in your private lake, or harvesting fish from said lake...
Remember, the right to property was in the constitution until it was replaced the the pursuit of happieness. We Americans value property quite highy.

Sorry for my "aboriginal" way of thought, because I know that I live in a capitolistic society and I'm not native, but when I walk into a nice, green, clean area away from the city, I can't imagine someone actually owning the lake I'm swimming in. Its a lake, after all. And I can't believe that someone had permission to hand a lake over to someone else. I also didn't know that it was in the American Constitution. Only knew the right to bear arms, and free speech parts of it. :)

this is excatly the problem indians, or to be pc, native americans had with "the white man"
they did not beleive in ownership of land. they fely they were just guests.
the phrase that i was referring to is the right to "life, liberty, and the pursuit of happieness". as i said before, it was almost life, liberty and property.
personally, i love the fact i will own my own lake. that way no one but me and my friends have a chance at the lunker that is just waiting to be caught.
i am also fairly sure you own the animals that reside on your land. i am not sure if you own the animals the only temporarily reside on your land for part of the year or move through your landand other's.

Yep, if you own the land that the lake resides on, it's yours in most states.
The folks have a nice 2 acre pond.
Their neighbors, about a 15 acre pond.
Edit: Forgot to add. They control the rights, access, etc. to their lakes. Police will enforce removing any violators. No problems there.

If I put a pond on my property and came home to find someone swimming or fishing in it, it would be no different than if they had opened my front door, helped themselved to a cold Budweiser, and settled in for a night of TV. Shoot first and ask questions later. ;)

The real crime is that should the aforementioned trespasser injure himself on my property, I could most likely be sued.
The 20 acres I just purchased has been used for farmland, with no occupied residence for nearly a decade. Ten houses border one side of the land. I noticed several areas where neighborhood kids had put ladders over the barbed-wire fences or cut the wire altogether. Granted, one corner of my land has a clearing that leads to a nearby 225-acre city owned lake/reservoir, so I'm sure it had been used as "public access" to get to the lake. That's not legal in the first place; the lake and surrounding land, including trails, are owned by the city. Fishing from the shore and launching a boat from the shore are forbidden.
As unfriendly as it sounds, I intend to put a "Private Drive: No Trespassing" sign at the end of my driveway and several "No Trespassing" signs up on the property line. From the public hike/bike trail, you can see the site where I will be building my house. I don't want anyone wandering up the hill to check the place out.
Good fences make good neighbors.

Check this out it's AMAZING! They're called modern modular homes. About half the cost of traditional construction. Not because of quality, but because of smart use of materials that cuts down on the labor. But the homes are absolutely stunning. Well worth looking into.

I had a great conversation with the guy in the house tonight. I explained to him that I am not mad, that I am not holding a grude, but that they are going to start legal action tomorrow. He understood. I explained it like a man, and he took it like a man.

He claims that the builder made him mad, so he is not willing to do the right thing. So, according to him we are stuck in the middle. The temp house is down the hill from the other house. We could stand on our porches and talk to each other.
It isn't that bad, and the builder is going to pay for our move into the house once he is out, so it isn't that bad.

Well, we are in. FINALLY. It took just over 8 hours today to move everything from the temp house to the actual house, and truthfully we did not even get everything moved.
I have a ton of stuff still left to do. I will get some pics up from my camera phone, as sadly, my kick ass camera (thanks eye) died a painful death today. It was minding it's own business and the movers stepped on the camera bag while moving the fridge out. They are bonded and insured. He told me they would give me retail on it, so now I have to buy a new camera.
Anyway, it is over for now, and pics will come soon.

wow, that was fast. sometimes these things can be quite protracted.
i'm sure your man to man talk with the guy sped things up...it certainly put a human face to the battle. who knows, maybe having to look from his porch at you guys knowing he was screwing you around( because he's pissed at someone else...) helped make him a bit less of an arse.

A more common term is prefab, you can see many more at www.fabprfab.com . If my wife and I decide to build new then it would probably be the option we go with, especially as the idea will mature even more by the time we are ready.

Managed to get a lot done today. We recieved the 52" HDTV and got the home theatre set up. I have to get the recliners in, and run the wires through the attic. Not looking forward to that.

Speaking of properties, I just had the county come out for a perc test, today. That was a nightmare in coordination, I can tell you. After a 5-foot deep hole was dug and they walked the land with hand augers, I got the go-ahead for a 6 bedroom home (why they test for bedrooms instead of bathrooms is beyond me. I mean when I have to go, I prefer the bathroom instead.... oh, never mind) Tomorrow, I talk with an architect. By Friday, I should have my mind made up between two sets of architects/builders. Then it's full steam ahead!
Btw, I put some new video of the land up at www.aeolius.com . You can see my kids and me roaming the land at night on my 4x4 ATV, as I filmed the whole thing in IR mode. It reminds me of the Blair Witch Project. ;)

Here is our community site. It has some pics of the neighborhood. On the main page, down to the bottom there is a circle picture. My house is the two story up on the hill. You can only see the roof, but the 2 story on the bottom is identical to my house, except that one is 400 square feet smaller than mine.

speaking of that- i used to be less than a block from blockbuster- now i have no idea how far away one is. it was nice to be able to walk a few hundred yards to get a movie. i will miss that.
