If I use the CD to restore the apps, will I lose all my current installed apps? Or can I chose to install only one app?
 
What am I suppose to do? I also tried using the APP CD but couldn't find it there.

You have to download the update for the latest version of OS X (10.6.2 update), then subsequently use pacifist to extract the copy of iChat found in that disk image.
 
I know Snow Leopard has an Optional Install package that lets you install iChat and other default apps. Just pop in your Snow Leopard Install Disc, you'll notice the Optional Install folder just below the main installer.

You can then use the 10.6.2 Combo updater to get iChat updated.
