migrating itunes from pc to mac

i have music, lots of apps and books on itunes on PC...

Now, i want to migrating them to my new iMac. what's the precise and exact procedures to do this?

I want to retain all the apps. and when i sync my iphone and ipad on my new iMac, i don't want it to change the app positions on iphone and ipad.

btw, the i want to put the media fold in a non-default place... external drive.
