When I start up itunes it shows I have apps available, but when I click on the line to bring me to app store it shows nothing there to update or available to download? Sometimes it shows 2 apps other times 3 or 4 available. Have hooked up ipad and iphone to see which one it might be be still no go. Shut down itunes and reloaded, restarted computer still shows some apps available to download, but nothing there to download. Anyone seen this on their system.

Solutions

Possibility 1
Those applications that has an updated version available might be purchased or retrieved from another iTunes account, an iTunes account which you are not signed into. Sign into that iTunes account which you've gotten the application with and those issues would be resolved.

Possibility 2
Those applications are not downloaded/installed through iTunes or the iPhone App Store. In that case, get the application update not from iTunes but from elsewhere is possible or find the application on iTunes and purchase it from there.

Possibility 3
You do not have access to Wifi or the Internet [Not likely to happen] :D
