iphone 4s question

Been reading the forum for a while, finally signed up. You guys are very helpful btw. Anyways, I've got a couple of question for you. Would be extremely grateful if I get my answer.

I found a mate selling iphone 4s 32 gigs factory unlocked for a very cheap price. He's saying it works with CDMA only, but after doing a little research it looks like 4s should support GSM too. Now I will only buy this if it works with GSM. So, My question is -

1. Does CDMA only factory unlocked 4s exist?
2. How do I determine if its a factory unlocked iphone or not?
3. Can I use it like an ipod, without a sim?
