Half-Life 2 - Lag Fest

So, I'm trying to run Half-Life 2 on my new, top of the line 27' iMac, but I'm running into a lot of lag. It's not even always in the action-heavy scenes - I can go through a firefight without blinking an eye, then an empty room will nearly kill me. Of course, it's a real problem when it begins to manifest itself into action heavy areas...

My specs are well above what is required, and I've tried changing them around (I thought it could be poor optimization), changing resolution... and it's still happening. It's really quite unbearable when it hits. Has anyone else run into this, and maybe has a solution? I don't understand why I'm having trouble with this title, when I can run Valve's later titles without blinking an eye

Some people suggest turning off AA and Vertical sync. See if that helps.
