apple moved a library that xterm was using, so it broke.
solution #1: Use Eterm instead (it is pretty cool)
solution #2: Go to fink.sourceforge.net and see if they have fixed xterm

i believe that they have the xterm fix on versiontracker. i prefer rxvt http://macosx.forked.net as it takes advantage of gtk to use a scroll bar.
