Late 2010 Factor restore

I'm selling my 2010 air and it came with OS X 10.6 and I've updated since then to 10.8. How do I go about resetting and keeping 10.8? The USB that came with the Air has 10.6 on it.

I appreciate the help.

Since OS X 10.8 Mountain Lion is registered to your name and account, it would be best to do a clean install with Mac OS X 10.6 Snow Leopard and use that Restore stick you got and let the buyer buy OS X 10.8 Mountain Lion him/herself.
To create a Clean Install (formerly known as Erase & Install) of Mac OS X 10.6 Snow Leopard (the 29 USD Upgrade DVD is a fully working retail version of Mac OS X and does not need a prior installation of Mac OS X on the Mac), follow one of the following guides:

Thanks. I was hoping I could keep 10.8 for the buyer.

You can, but it would be your license, and as far as I know, it is not transferable, but I can be wrong.
