Our kid is 2 years old and is starting to play by himself in his room.
We're looking for some relatively cheap solution to see what he's doing (without opening the door)
I don't think we need audio, but it doesn't hurt if it has audio. We live in a smallish apartment, so we definitely hears him if he makes a noise.
I have seen so many news about hacked cameras, so I guess I prefer something over HomeKit? Should be more secure than going through the vendors server. Or are there even cameras/monitors that don't even go over internet, but that we can still see when we are on the same wifi router?

At the moment we don't need night vision, but I guess it's good to have if he starts to sleep in his own room soon.
 
depending on how tech savvy you are, You can make any web cam or camera with an RTSP stream can work with homekit, using a program called homebridge.

you will need a computer running homebridge, that can be a Raspberry Pi, but It will need to be one of the newer ones to handle video.
If you have a computer running all the time (windows, Mac or linux) you can add homebridge on there with little to no impact to operation on that computer. If you don't have a computer already running, the Pi will save you a decent amount of electricity compared to running a full-size PC all the time.

Nothing on the webcam or Pi has to communicate off your network, If you do access your cam when away from home, that is handled by homekit and one of your home hubs, so by Apple, and not some random company.

If you search "homebridge webcam" there are several tutorials online about how to set them up.
