Slow speeds on 2.4ghz Airport Extreme network, any ideas?

    I have only been using the airport for about a month, but I can't say im delighted with it for the money it costs.

    At the moment it is set up to output both a 2.4ghz and a separate 5ghz network, just so it's easy to test.

    I have an airport express which is extending the network.

    When I connect to the 5ghz band, things seem ok, decent speeds and speedtest.net shows 30mb download consistently, which is my connection max.

    But when I connect to the 2.4ghz band things are much much worse.

    My iPhone takes what seems like an age to update and download apps.

    Speedtest.net will show sometimes 7-10mb, more regularly 1-3mb. When the tests are going on, the needle/speed is very jerky, it jumps up and down in speed, it's not smooth change like normal.

    Does anybody have any ideas why this is the case? I'm starting to think the extreme is faulty, as my old poor router delivered decent speeds.
