30mbps with 5ghz AC Wifi, 100mbps with 2.4ghz N

I just got the new 16" MBP and the wifi with AC is insanely slow, it fluctuates between 10-30mbps with AC. My 2014 MBP maxes out my internet at around 230mbps (it did over 800 when I had GB internet). If I choose the 2.4ghz connection then I get consistently 100mbps.

5ghz AC
2021: 10-30mbps
2014: 230mbps

2.4ghz N
2021: 100mbps
2014: 125mbps

Both the 2014 and 2021 are on channel 157 (5ghz, 80mhz). Tx rate on the 2014 gets up to 1033, the 2021 is usually 866 (which is the highest Ive seen it).

Also I noticed while transferring files over the network to the new MBP that it was going at just 2MB/s. When I used Airdrop it was 50MB/s.

Is the MBP not compatible with the router? Its an ASUS AC1900.
 
I have a 2019 16" & the 14" m1 max side by side, took a hit; but not that bad.

Didnt you turn on that new privacy function? I turned it on with monterey update a wifi was much slower
 
I wouldn't use the relay in my home, I use pi-hole to kill advertisements ~ If you have a router provided by your ISP or other "big 5" it could provide privacy. Folks concerned in this area should use an open source router? we are going off topic tho -
