Let's get these points out of the way:
- I have a very strong WiFi signal
- I have the latest Apple Extreme base station
- I have an iPhone 5s
- I have an Apple TV (3rd generation)
- I have tried rebooting everything and have the latest firmware

When I airplay any videos I've taken on my iPhone to show the family on the Apple TV, it takes FOREVER to buffer them.

Does anyone have any ideas what is causing this? How can I fix this?
 
Download Airserver. They have a free 7 day licence. See if that works any better for you. From there you can possibly narrow down the problem.

If using airsever and it is still slow I would think the problem is not the Apple tv.

Then try different iPhones. Then swap out your routers. You will find the culprit by process of elimination.
