Would it possible to turn off the router functionality and use this as a wireless access point only? I don't need another DHCP server since I have my main Cisco router to do this, I just need DHCP pass though.
 
Yes. I think the setup assistant can walk you through it, but I can't say for sure. However, I am certain that you can do it through the manual setup.

Does this have a 1 year warranty, or a 3 year? Also, do I have to use the airport utility?
 
Yes, you need to use the AirPort Utility to configure it. It's best to check Apple's site in your country for local warranty details.
 
To achieve what you want, you simply set the AEBS to bridge mode, and let the Cisco router (or whatever comes before it from the 'net) do NAT and run DHCP.

Warranty is the typical Apple warranty, ie. a dire one year.
