Airport extreme slow speed

Hi all,

I have tried to look online and could not find a solution.

I have an Airport extreme connected to my ISP (RCN) modem.
When I connect straight to my modem through ethernet, my download speed is at 25 MBPS.
However when I connect through my Airport station, my download speed falls down to 1 MBPS. The strange thing is that this drop occurs both if I connect via wifi or directly to the airport through an ethernet cable.

I tried to restart the Airport and the modem but the problem is still here...

Has anyone already had a similar problem?

Can you report back with a model number of the modem? Also, is your AirPort in "DHCP & NAT" mode or "Bridge Mode" under the Network tab in AirPort Utility?
