Audio delays when Air-playing videos or games

I just got an Airport express station and it is great for listening to music but when I'm watching a movies with third party video player (VLC, or any other for that matter) the audio gets delayed when Air-playing... when I'm playing games on my iPhone 5 and it is connected to the Airport Express again the audio is delayed... the strange thing is that when I'm watching Youtube videos (either the iPhone or the Mac) the audio is just fine and also watching movies on the Mac with Quick Player is ok (but only native mp4, anything converted to mp4 also gets delayed audio)

Any ideas someone?
