burn DVD with subtitles hardcoded or even as option from avi

I have an AVI and the subtitles and want to burn a DVD with the subs hardcoded if possible..

Either an app that will take an AVI and encode subs straight to DVD or one that will hard code the sub into an avi and i can then burn with Toast.

Ive tried every freebie going and cant get any of them to work.

avidemux
handbrake etc

HELP!
