I plan on selling my iPhone 3GS to get the iPhone 4. I am going to unlock it before I sell it. Will everything on it still work fine and will it be compatible with AT&T being unlocked until I get the iPhone 4?

Yes. Unlocking only allows you to use the phone on other capable GSM carriers. For example, if you were going to the UK, you could pick up a sim card there, drop it in your phone, and you have service.

I just unlocked my 3G for resale and I have this question: will I have problems upgrading from my unlocked 3G to my iPhone 4 arriving Tuesday? Will I retain my settings, etc. Or do I need to go back to my pre-jailbreak backup and then upgrade? Any insight would be appreciated. Thanks.
