This is an Ebook for a video game that has hints and tips. its its own application and according to the file type its an "application"

and whenever I try to open it. I get this error:

I tried other versions to see if it was the file and it cant open anything. i used to be able to open it but it stopped out of nowhere. Any ideas?

Sounds like it's really malware in disguise. I'd submit it to Google's "VirusTotal Uploader" and see if it's safe: http://www.cnet.com/how-to/check-suspected-malware-with-google-virustotal-uploader-os-x/

its basicially an app for that has cheats for a video game called "Madden" I highly doubt theres a virus in it since the site I bought it from is a well known site associated with the video game.
