I pay for a 100/10 Megabits/s line, and when i plug an Ethernet cable directly into the modem and into my MBP I get about 80/8 Megabits/s on speedtest.net using a local server. But when i plug the modem into my airport extreme (using Simultaneous Dual-band). I get approx. 20/5 when i sit literally 10 cm away from the unit. When i sit upstairs (still with full coverage, i get 5/2). The same thing happens with both g and n draft Macs. I try them individually, with only one unit connected at a time, and it does not change the results. I have even tried hooking up a airport express and added it as a network extender, and when i sit right next to it upstairs, I still get 5/2.

So then I thought, maybe the airport extreme is the problem, but then I set up my airport express as the wireless network (plugged the modem directly into the airport express). And i get the exact same results, 20/5 when 10cm away from the unit and 5/2 upstairs or almost in any other room. (btw, when i tested upstairs, the displacement is only 5 meters away from the extreme/express).

Does anyone know what is wrong?
