EyeTV EZ and Xbox 360

I know that this has been discussed several times before but I can't seem to get a straight answer. I really want to be able to use my iMac's 20 inch screen because it seems such a shame to waste such a gorgeous display and bye another one just for the xbox 360! The only real solution seems to be using EyeTV EZ but some people have said that there is a lag with this system so games are effectively unplayable while others have said that there is no encoding involved and it is perfectly fine. Is there anyone who has actually played on a 360 using eyetv and if so how did you find it?

What's connected to it is irrelevant. It's perfectly decent to play games on, especially with all settings maxxed out and a 30" ACD
