Help with 3.1.3 3GS unlock

I am going to sell my iPhone, and would like to attract more buyers by unlocking it. I am currently running 3.1.3, and I have not previously jailbroken my 3GS. What steps are necessary to unlock it, and can they be complete without a sim card?

If you're already JB with spirit on 3.1.3 just install ultrasnow from cydia to unlock your baseband.

Tell him you're not responsible if he upgrades to official firmware thru itunes and locks up the phone again.
He should only update to custom firmware or when tools are available to JB and unlock the phone.
If he's not comfortable tell him not to update it at all thru itunes.
