What are you showing on settings/wifi? I'm not clear where to look to tell whether the new iPhone is using wifi 7, but my settings only have something for "wifi 6E Mode". My router doesn't show an individual connection speed either. Guess I could do a transfer to a wired 2.5GHz device with fast SSD to test.
 
I am able to connect to the WiFi 7 protocol with my iPhone 17 Pro Max for a moment or two, but it quickly falls back to WiFi 6 and it is directly next to the access point.
 
Don't know what type of router you guys have but some possibilities could be:

Keeps switching to 320MHz channels. Change the Channel Width to exclude 320MHz. (Unless you need it for other devices).

Disable MIMO, and enable MLO, if your router has that option.

If you are using the same Wifi Name for everything. Make sure the wifi encryption is set to WPA3 for everything. Don't have the 2.4GHz & 5GHz settings at WPA2 when the 6GHz settings is at WPA3.
