I was wondering if it's possible to download someone else's paid app and be actualy able to use it from signing out your native account from the iPhone and signing in his/her. I know I could sync everything from their iTunes library and it would work but can you do it directly on the device and would any type of complications happen?

Yes you can do it directly on the device. Sign into their account on your phone, download the app, sign out of their account and back into yours. Authorize your computer with their iTunes account otherwise the app will be deleted. You can have up to 5 different iTunes' accounts worth of stuff on your phone at any one given time.
