iTunes 10.6 update

Hey guys, I'm trying to update my iTunes to 10.6. As soon as it starts downloading it stops and a window pops up saying '' In order to continue installation please close the following application''. and it's showing iTunes. My iTunes isn't open though....
Anyone know what I'm missing here?
