Landlord/Property Management software

Can anyone recommend or point me in the direction of a good property management program?

Basically, I need a program that tracks rental properties. Categories such as tenants, rent, maintenance, etc. Forms such as a lease, application, receipt, rent notice, etc would be a bonus.

I've been using a spreadsheet, but would prefer something more.

Of course. I've found a few, including the one you linked. I'm looking for recommendations or people familiar with the actual program (have used it before). Thanks though.
