Long overdue updates

Hey, I have an iMac running 10.5.8 that I am looking to upgrade the OS.
The Mac has:

Processor: 2.93 GHz Intel Core 2 Duo
Memory 4GB 1067 MHz DDR3

It needs to run CS4, Quark8 and Office 2008 as funds are not available to get the latest versions. Can anyone suggest where to start please?!
