I'm looking for an app that will monitor my LAN and tell me how much data all IPs are using - we have an office of 20 macs and I need to be able to tell if its a specific user thats trying to download something, or if the network is running slow for another reason..

I am using an Airport Extreme base station so can get SNMP but all the apps I've found so far won't give me a breakdown of usage by IP.
