Hi, so I created a network through my time capsule and extended it with an airport express. The network is 42 Mbps next to the time capsule but three rooms away at the airport express it's 5 Mbps, what's wrong with it?

that right there will cut your speed in half, as the express is using half of its bandwidth to talk to the extreme, and half to your computer.

3 rooms away, so at least 3 walls, what are they made out of? how thick are they? what angle is the signal going through them at? (if they go straight through the wall the cross-section is thinner than if they go through at a steep angle)

anything else in between? do the rooms have shelves or cabinets on the walls? those filled with metal objects?

do you have a cordless phone or baby monitor in the room with the low signal? microwave oven (although should only cause problems when running)

do you live in an apartment or are your neighbors close? do they have a wi-fi network, you may need to change the channel because you may be getting interference from them
 
Yep, what waw74 said. If you are extending your network wirelessly then you are already cutting down you speed big time. If you could run cat5 from the TC to the express you would see much better speeds.
