new AirPort Extreme is very slow

I picked up a AirPort Extreme a couple days ago and setting it up was breeze. The internet works but very slow. When I download items, under the download bar it only downoads at 300kbs and it seems like its capped. Now when I plug my old D-Link wireless router in, the internet is alot faster and the downloads speeds are at the usual 770kbs. I called tech support and they had me change a bunch of setting and still no luck. I updated all my software and did resets with the modem and router. now im in the position to return it, I am just looking for last minute help you know what mean. My computer is the new 2.5ghz MBP and new Asus windows Vista base laptop.

Try doing the following in terminal (it will ask for your admin password):

sudo /usr/sbin/sysctl -w net.inet.tcp.delayed_ack=0

sudo /usr/sbin/sysctl -w net.inet.tcp.delayed_ack=0

And what is it that doing this does?
