Basically I want to know all the steps necessary to erase all my personal information.

Here are some pain points I had in my initial tries:
1. I cannot reset in iPad settings.... freezes
2. Resetting via iTunes is making me upgrade to iOS 8 and I am avoiding it so if the buyer wants to jailbreak.


Any advice is much appreciate.

Have you tried doing a soft reset of the device? Try that and then go and try the Erase all Content and settings. See what happens.
 

It's no longer possible to restore or reinstall the iPad to anything other than iOS 8.0.2 or 8.1. Normally, the option for the OP is to delete all content and settings in the iPad. This would reset it back to default out-of-the-box configuration but since that doesn't seem to work, the only option is to put iOS 8 on it.

Ah gotcha... so even if you have that IPSW file, when you go to use it Apple will but the brakes on?

Yep, exactly. For some reason, Apple never seems to make the IPSW files unavailable or remove the direct downloads, but they're useless.
