Process of selling old phone

Upgrading to iPhone 5.

Number the steps to do in order. Things such as iMessage, FaceTime, apple ID login, SIM card, factory reset and whatever else I may not be aware of.

What is the proper and safe process of preparing my former iPhone 4 for sale?

Yup remove sim and that's it

After doing an Erase All, I restored mine as a new phone and then unplugged it before iTunes restarted it at the end. That way the buyer gets the same experience as setting up a new phone.
