RealPlayer 12.0.0 Won't Play Audio Files

If I run a video file RP plays the file with sound fine, but if I run a mp3, ram,rm or any other audio file RP pops up the warning:

Cannot open the audio device. Another application may be using it.

I have checked and there is no audio application accessing the sound card and iTunes, VLC and other players work fine. Any one know what to check to get RP to work?

This is in Mac OS X 10.6.4
