I am looking for an app to do the following for my work.

I visit my franchises on a daily basis and have a checklist of things I need to verify they are doing.
example:
Parking lot clean?
Store clean?
Employees clean?
Using required products?
Arrangement of products?

I would need to create a list of such checklist items that I could check off every time I vist. I would also need the ability to create a note under one of the main checklist items should something not be to my standards so that I can refer to it later.

is there any such app that is simple and hopefully free that does this?
 
You could just use the reminders app for this, have it remind you when you reach the location of your businesses. Since you visit them 'daily', just have the
Reminders set to daily and to remind you when you arrive at the locations. So when you arrive the list of things you want to check appear when you arrive at the location and can easily be dismissed by checking in the 'check box'. Hope this helps you some way.

I've developed an app called List Buddy that lets you create checklists and also quickly reset them to incomplete with one button. The app also allows you to create sublists, and tasks with paragraphs of text. I think creating a checklist within List Buddy would be perfect for your needs. You could use a sublist within the checklist and create tasks for keeping and organizing your notes.
