I may have to go to the Apple store to get my iPhone checked out because of proximity sensor issues. The phone is almost 10 months old. If the genius ends up replacing it, it probably will be a with a refurbished phone. Am I right?

My questions:

1) How is a refurbished iPhone different from a new one? Would Apple have replaced all parts prone to wear - home button, sleep/wake button etc. and also any external parts that have scratches, scuff marks and such?

2) Also will the refurbished phone come with a new battery or an old used one? Because that would be a bummer if it already has a lot of charge/discharge cycles on it.
 
Anybody familiar with refurbished iPhones or someone that got a refurbished iPhone from the Apple store want to weigh in? I will appreciate the input.
