Sell 3gs now or wait for 4, but risk unlock being released?

Long story shrot i have a great price that someone will buy my unlocked 3gs for now but ive heard that the 3.1.3 unlock is being released around the time of the 24th with the release of iphone 4...if that is the case then I should sell now, but then be without phone for a week..or am i being overly paranoid?
