Sell unlocked iPhone 3GS on eBay, need step by step directions

So I'm planning on selling my 16 GB iPhone 3GS on eBay, but unlocking or jail breaking it before I do so. I'm looking to upgrade to the new iPhone 4, even though I don't qualify for the $199 price. Can someone give me step by step directions on how to do this? Specifically regarding what to do with my sim card and how to buy the new one. Any help would be appreciated thank you!

Go to DevTeam blog for info on how to upgrade/jailbreak then unlock a 3GS (only some 3GS phones can be upgraded/jailbroken/unlocked right now)

Visit the store, call or go online to Apple or AT&T and order/buy an iPhone 4
