SMB is slow in Big Sur - can you help me?

Hello to all.
I am experiencing a problem with SMB: slow transfer speed.
I have a cheap NAS with Windows 10 on it, and I use it to store different types of media.
Up until Catalina, SMB speeds were satisfactory but now on Big Sur these speeds are very lower.
Not only this, but I can regain full speed while doing the transfers inside a virtual machine!

I've tried to transfer a single big 40GB file:

on Big Sure it has taken 3 hours, while on Windows 10 in VMware it has taken 1.5 hours.

There's another SMB thread here in the Big Sur forum that has some tips. Just search for it and read thru it
