Hey,
If I bought a film on iTunes Store with 4K option and I go to my friends house which has an Apple TV 4K and a 4K television, and I stream the movie from my iPhone through Airplay, will it appear in full 4K quality like if I had streamed it from the Apple TV’s store itself or it will be some sort of half assed version?

No, the iPhone will only accept an iTunes film as 1080p at the most however, if you own an iPhone 8, X, XS, XR you'll be able to download a 1080p Dolby Vision / HDR version. A 1080p iTunes film with HDR/DV looks pretty spectacular and definitely better than a BluRay disc (remember those?).

ONLY Apple TV 4K caters for iTunes 4K film. The two are made for each other which seems to explain why iTunes 4K films cannot be downloaded and by the look of it, never will be.

The Apple TV 4K has a fantastic 4K upscaler in it from 1080p, so you should find that the picture looks pretty excellent. I have an LG OLED 55 and the majority of my films are iTunes 1080p and they look pretty brilliant in all fairness!

HOWEVER, you could do what I do every weekend and that is, simply sign into his Apple TV will your Apple id and all of your film purchases will appear!
