It appears there's no way to buy an iphone 12 (pro) sim free from anyone other than Apple.

If we do a carrier plan phone from Best Buy for example, can we cancel the contract and keep the phone or will there always be at least one month of service fees we'd be out?
 
Confused by the question. You are going to have to pay for the phone either way. Why not just get it from Apple rather than a carrier you don’t want in the first place?
 
Buying from Apple is not an option in this case - we have gift certs we'd like to use on either amazon or BB

Unless you have hundreds of dollars in gift certificates to BB, it makes more sense to buy unlocked from Apple.

Verizon and AT&T require 60 days of service; T-Mobile requires 40 days. AT&T and Verizon have activation fees, not sure about T-Mobile.

Things change if you're planning to use one of those carriers long-term, but it sounds like you aren't.
