iPhone 12 Where do I find HDR content to see 1200 nits?

So if I understand it correctly, the regular 12 maxes its brightness at 625 bits. But whenever you watch HDR content (any HDR content?), the maximum brightness suddenly becomes 1200 nits.

Have I understood it correctly?

Does all movies I buy/rent from Apple use HDR? YouTube? Netflix? HBO? Disney?

Yes to everything but HBO.

Just search YouTube 4k HDR.

I don't think the entire screen gets that bright. Only certain spots on the screen that need it.
