Jailbreaking and unlocking are two different processes.

Jailbreaking allows third-party apps. Unlocking allows carriers other than those sanctioned by Apple.

Jailbreaking (or as I call it Jailborking) just allows you to install software on your iPhone. This can easily be reversed by a Restore, but can screw up the phone.

Unlocking allows you to use your iPhone with other GSM carriers. Will completely void the warranty, unless you are regularly activated with at&t.

after you jailbreak it you will get your apps from the installer app that will be loaded on the phone.

You will have to jailbreak it again.
Phones always get locked after a firmware update.
