This. This. This. 1000x over, OP. Get what you want/need when you want/need it. You can play the waiting game every single cycle. Value is what you make it—especially with most phones these days. I just bought an 11 Pro even though the 12s are out and the 2021s are coming. Food for thought. Alternatively, if the current models aren’t tickling your fancy and you aren’t in need, wait it out.
The current models both are and aren't tickling my fancy, I don't mind a notch so that's not a huge difference, but just from briefly using my mom's 1+ 8 pro, I can already tell that I love a 120hz display

Another company where software updates are non existent.

If you’re looking at staying with android, not that I’d recommend it, maybe look at a pixel, at least you get software updates on time.

I’d still recommend a iPhone, hard to justify a pixel when they’re using accident processors, plus you’ll get 5-6 years usage out of a iPhone.

120hz will be worth the wait this year if that is important to you. 120hz is the thing I'm looking forward to the most on the next iPhone.

12 pro max isn't slow but it will be so much better with 120hz. It's something I really notice going from iPad to iPhone and when I used my fold 2 120hz rate is great and needed on top of the line devices.

Wait for the 13
Might have 120 hz or underscreen Touch ID
A better camera for sure. Only 6months to go

At this point in time I would definitely wait. Obviously none of us knows what the next iPhone lineup will look like but chances are you'll be regretful if you buy now when the next release is likely 6months away. I wouldn't buy now.

I never said I wanted a 1+ (btw she's been great with updates so far) I just said that I love the feel of a 120hz screen. Sure I wanna move away from Android, but you're making it out to be worse than it really is

OP, I am in a similar boat. I now own Pixel 2 and I am tired of it. I bought an Apple refurbished XR ($469+tax), but then decided, no, too expensive for a 3 years old phone, so I am going to return it once it arrives and buy either iPhone 12 or wait for the 13. It is now Almost July, so the wait is only 2 months, but I am watching youtube iPhone videos more than any other shows! It has became my primary entertainment thing! I got obsessed for no reason, and this is putting a toll on my mental health! That is why the 2 months would seem longer for me than for the normal Joe. By the way, what did you decide?

If you currently have a working phone I don't understand why anyone would buy now. We are literally months away from knowing what the next iPhone will be.
