Found out that playing purchased 4k movies won't play 4k when selected from your own library,
you need to go to the movie store select purchased and start the movie from there o_O
It probably has to do with the non downloadable 4K movies,

So you now have to remember which movies you bought are 4K and keep on switching from library to the store all the time.
I really hope this gets linked in the next update ;)

Im helping myself with creating a playlist with 4k movies.
I don't think there will be an option to download 4k movies on Mac anytime soon. But I hope im wrong.

there probably wont be a download option for a long time, not until we maybe go to 8K :)
but it is pretty inconvenient having to keep switching.
 
Have you tried to add your own 4K movie to your library?
Does it play from there?
So far I can see, current iTunes 12.7 accepts both UHD size and HEVC encoded video.
