Target & Best Buy are both offering a similar deal. Both retailers are doing "3 days" worth of deals to compete with Prime Day. Just check their websites & you'll see the same price points for the Apple TV.
 
I have the 4K Apple TV (last gen), earlier this year I finally got an LG OLED TV. Would getting this new Apple TV do anything great for me or should I wait for the next version? I did get the new Apple TV remote when those were released separately.
I have the exact same question! I currently have the previous gen 4K Apple TV (2107) & I just purchased an LG OLED TV. Curious to know if upgrading is worth it (I also upgraded the remote).

The rumors I've heard point to a lower priced Apple TV (so, I'm not sure if they'd be updating the 4K version since it was just released last year)

Curious to hear thoughts from those who had the previous gen & upgraded...or from those who have both versions.

I would think probably not. I have an LG B7 OLED with the original AppleTV 4K and it's worked fine for me with SDR, HDR and Dolby Vision content on all the major streaming services.
 
Any idea if the A12 is worth it over the A10X model for performance, even with no increase in ram? I find app launching/switching to be tedious on my current one

I've had this setup for the past 3 years or so and I don't think we're missing out anything important with the latest ATV 4K. However, I did upgrade my remote last year :) Personally, waiting for the next version.

They are having a big sale on Eero right now. I set up a 3 piece system for my Mom last year and it has been super reliable so I order a wifi 6+ setup for our home. Will still use the Airport extreme as the router.

Also, this article doesn’t mention it but Amazon is giving 6% back in rewards (for Prime Day) if you pay using the Amazon credit card - normally Amazon gives 5% with their credit card

Are there any other reasons to go higher capacity on ATV besides gaming? Is it like a typical computer or iOS device where you can store multimedia on there? What else would eat into that space?
Only if you have a ton of apps, I have about 30-40 plus the Apple Apps and still have about 8 GB left right now but it fluctuates between more and less space
