Too bad they couldn't have built this in downtown Dayton. That is where the growth and redevelopment needs to occur. The Meadowdale area could use a complete overhaul and start over. Most of Dayton itself looks like a war zone. Take a drive from downtown northward on Salem Ave or Main St. Very scary.
