ATV4k incredibly slow for accessing movies on iTunes

Hi,
I’ve been using or trying to use Apple TV 4K for several months. Every single time I try to rent a movie via iTunes all I see is the loading icon... sometimes it loads but most times I just get frustrated and turn it off. I have no problems streaming thru the Amazon Prime app or Netflix. I don’t get it. I have Comcast, have Apple router...not sure what I setting I need to change. Anyone have similar experiences?

Go into settings and make sure that 'Quick Start' is switched ON. If it is switched off, then it chooses ONLY the HD file NOT a 4K one and it buffers a large amount and then downloads it temporarily just like ATV used to do. This is for people who have slow broadband.
