Any recommendations for a cheap and reliable website for an Office 2021 key?
 
I got mine from Stack Social $35.

But they only seem to have the more expensive Home & Business version. Do they also have the cheaper Home & Student version? I can't seem to find it.

My version was the Home and Business, must have been a sale. $70 is still cheap reasonable IMHO but if you don't need it today why not wait until Presidents Day to see if the run any sales or just watch it week to week. I know there are other sites that offer cheap licenses, I just can't offer any personal experience with them.

If I get the Home & Business version, can I select to install only Word, Excel, and PowerPoint instead of the whole suite? How does the key work, by the way? Do I just install Word, Excel, and PowerPoint individually from the Mac App Store and enter the key in each one of them?

Using the Mac App Store for MS Office does not require a key... you download the apps for free (read/view only access)... you then need a MS Live account to activate the editing portion of the files... and you pay a monthly or annual license fee to use those apps in "edit" mode. At least this has been my experience...
 
The cheap license keys that you can sometimes find at Stackshot, and a couple of other sites, are not for the subscription version, but are usually for the one-time purchase for the full Office install, including all the normal apps included with Office, but for a very nice bargain. You get a link to the download the Office installer, which requires you to enter the key that you have purchased. The Office installer allows you to choose to install only those parts of Office that you want. The purchase fee gives you lifetime use of that generation of Office - no continuing monthly or annual fees - it's a one-time purchase of the license, good until the 2021 is replaced by whatever comes next.
Bought a license key about this time last year for the Home & Business version, and paid $30 each for two keys (You can only use the key on one computer).

I bought a key from Stack Social for $50 and installed Word, Excel, and PowerPoint using the links above.

By the way, is there any difference between installing the apps from the Mac App Store and the links above? They both seem to be on the same version so I am assuming you can do either?

Yes, it’s true for all one-time purchases, Office 2016, 2019 or 2021.

If I am going to be clean installing macOS, do I have to deactivate my Office 2021 license before wiping my Mac or will it detect that it is the same device and activate again after the clean install of macOS? Also, is my Office 2021 license tied to my device or my Microsoft account? Can I transfer the license to a new Mac be deactivating (if required) on my old Mac?

Microsoft doesn’t provide a way to deactivate the standalone licenses. You will likely have to call them to get the apps to work again after you reinstall.
 
Just got done wiping the whole drive and reinstalling macOS from scratch using macOS Recovery. Reinstalled my apps, including Office 2021. After it asked me to sign into my Microsoft account, it activated just fine.

I haven't seen the 2021 Mac edition to be much cheaper than the 70$ at Macworld right now, since I started looking for it actively.

Although mm3digital appears on Microsoft's partners website, there is something not quite right about their offers:

If you launch Office and it isn't activated, the process of activating it will 'override' any previous installation.

Also: you never need to erase and reinstall the OS. It's on a read-only, cryptographically signed secure disk volume, and won't boot if it's been altered. At most, you can just erase all user content (the "Data" volume) in System Settings. However, clean installing is rarely necessary -- and pointless if you restore everything!
