Fade out specific areas- FCPX

Looking for some help on how to darken or fade certain areas of a video. For example, I have three cubes but I want only one to be highlighted while the others are darker. Sorry if this is vague but i'm not sure how else to explain it. I included a link of what I kind of would like to achieve. Time Mark 2:28.

Using the instructions highlighted here...

I created this short video...

1st part the draw mask is keyframed for position, the second part I keyed out the blue, added a green filler whos position was trimmed using keyframes...
