I'm surprised that there has been so little discussion of the full capabilities of the LIDAR scanner on the 12 Pro/Pro Max - it was one of the main reasons why I got mine! You need a third party app to really use the scanner and this was my first try with the Polycam app. Not much documentation for this app, but it seems to work well. You just point the camera and walk around as a grid forms on the objects and provides feedback on what is being recognized.
Use this link to view and manipulate the model in 3d at Sketchfab. The basic Polycam app is free, but you need to pay for the pro version in order to export the models you have captured. The app will upload directly to Sketchfab, so I decided to give their free membership a try.
